Developer and investor Adgar Poland plans to implement a new office space leasing model in its buildings next year, which is meant to combine the benefits of having one’s own dedicated corporate area with those resulting from having access to innovating co-working space. Called BE Yourself, the model is a response to the rapidly changing office and labor markets, the company says.

Tenants will use fully furnished workspace separated from the common areas, but will also have access to the full package of amenities and services offered in the particular building, including to the Brain Embassy-branded co-working locations. The new solution is to be defined by simple lease agreements envisioning a one month notice and fees based on the number of employees, rather than on the amount of office space occupied by the tenant.

The experience of Adgar Poland shows that some organizations are not only interested in working under flexible conditions, but they also want to maintain the internal structure of the company and have access to its own workspace, said the developer’s CEO Eyal Litwin. “BE Yourself addresses these needs and opens up new opportunities for creative work,” Litwin added.

Adgar Poland wants to implement the BE Yourself model in its Adgar Wave, Adgar Bit, Adgar Park West and Adgar Plaza buildings in Warsaw in 2018. The company is also considering the purchase of further office buildings in the city where the model could be introduced. The developer hopes that a total of some 6,000 employees representing around 250 companies will be using BE Yourself-branded office space in five years’ time.
