Offices keep rolling


Negative forecasts about a space oversupply crisis in the Warsaw office market have not come true. Thanks to the good shape of the economy and consistently high demand for offices from foreign entities, the Warsaw market is flourishing, especially in Wola – about 400,000 square metres of modern offices are under construction along Okopowa Street alone.

According to CBRE consultancy, demand in Warsaw has been largely driven by companies operating in the field of IT and new technologies, companies in the professional services sector, and the banking, insurance and investment sectors. The vacancy rate stood at 11.1 percent at the end of June, down by 2.8 percent compared to the first half of last year. Developers building in the regional markets have no reasons to complain either – our country’s popularity as a location for new investments in the BPO/SSC sector is unabated. After a brief period of uncertainty, foreign investment funds returned to buying Polish office buildings – investments in the Polish commercial real estate market totalled 3.36 billion euros in H1 2018, representing an increase of over 100 percent. The office market accounted for more than a billion euros of that amount.

The outlook for this market, possible threats and opportunities created by new technologies will be discussed by participants in the 11th edition of the conference “Office Buildings in Poland”, to be organized by Nowy Adres S.A. at Warsaw’s Hilton Hotel on 22-23 October 2018.
