After years of Warsaw’s supremacy in the office real estate market, the interest of developers and investing funds is moving more towards local markets
The capital city – for many years the favourite place for office real estate developers and international investors – is on the verge of oversupply crisis. According to various estimates, by the end of 2016 the market will have become enriched with from six hundred thousand up to one million square meters of office space. The percentage of vacancy will reach a record 20 per cent, what will result in almost one million square meters of ready and unused office space. In such situation the eyes of investors will be focused on the less saturated markets, such as Kraków, Wroclaw, Tricity or Poznań, which attract strong interest of the investors from the BPO sector.
How long will such situation last? The answer can be within your reach. On 21 and 22 October the 8th edition of conference Office Buildings in Poland will be held. It is the biggest and the most prestigious meeting for this sector in our country. The organizer of this event is Nowy Adres S.A. company and, just like the last year, the 8th edition will take place in Warsaw Hilton Hotel.
Over 30 speakers representing a broad spectrum of opinions and attitudes and nearly 350 active players in the Polish office market will take part in the conference. The event will be opened with a lecture of a significant title “Can an office building be an architectural masterpiece?“ conducted by a representative of one of the most renown European architectural studio – the Dutch MVDRV. We would like you to pay special attention to the agenda of the first day of the conference, during which the present market condition will be discussed by representatives of the biggest developers on the Polish market and a group of international consulting companies. We highly encourage you to take part in discussion panels and presentations dedicated to finding anchor tenants, finding best investment products and establishing cooperation with the local authorities at creating public space in the vicinity of new office projects. There will also be a place for discussions with representatives of banks financing the commercial investments.
