Cushman & Wakefield finds alternative locations for business

Although modern office space is mostly located in the largest Polish agglomerations, companies are increasingly looking for offices outside the main markets. The international consulting company Cushman & Wakefield has prepared a report on twelve alternative locations for tenants from the BSS sector.

In the report "Office market in Poland - alternative locations for tenants from the BSS sector", Cushman & Wakefield included such cities as Białystok, Bydgoszcz, Bielsko-Biała, Częstochowa, Elbląg, Kielce, Olsztyn, Opole, Radom, Rzeszów, Toruń and Zielona Góra. Experts summarized the most important market data and basic economic indicators of each of the above cities. 

According to data from the ABSL report 'Modern business services sector in Poland 2019', currently 10 percent of people employed in the shared services sector work outside the nine largest office markets.

"The observed development of these locations results, among others, from the availability of qualified employees, a relatively large pool of students and graduates, lower operating costs and improving transport infrastructure between the analyzed markets and major communication hubs," Krzysztof Misiak, Head of Cushman & Wakefield Poland, said

According to the company's analysis, the total office space resources in these twelve cities are almost 703,000 sqm in 200 facilities. According to experts, this area consists of both modern buildings and tenements transformed into office functions. Currently, almost 93,000  sqm are under construction and another 295,000 sqm has been identified as potential projects likely to hit the market in the next five years. It is worth emphasizing that most of these projects are implemented by local companies.
