BPI Real Estate Poland, together with a long-term JV partner, has successfully completed the acquisition of a property at 1a Moniuszki Street in Warsaw. The transaction was concluded with CPI Property Group. The 20-storey office building, offering 9,860 sqm of gross leasable area (GLA), benefits from a strategic location in the very heart of Warsaw. Currently, most of the office space is leased and for now the building will continue to serve its existing function, but a long-term plan is to transform it into residential use through a sustainable reconversion strategy.

The acquisition was made as part of a joint venture between BPI Real Estate Poland and a long-standing investment partner, reflecting both companies’ shared commitment to selecting premium urban location. The partnership has already delivered successful projects, including the Chmielna Duo development in Warsaw.

Situated between Moniuszki, Sienkiewicza and Jasna Streets, the building boasts an excellent location – just a four-minute walk from the Świętokrzyska metro station, slightly over one kilometre from the Central Railway Station, and within close proximity to both the Old Town and Plac Powstańców Warszawy. At present, the office property is almost fully leased and will continue to serve its current purpose. However, the new owners’ long-term plan is to ultimately undertake its sustainable reconversion into residential use.

The buyer was advised in the transaction by the law firm CRIDO and consulting firm CRIDO, Andrzej Lulka, BNP Paribas Real Estate, APA Wojciechowski, and SAVILLS. Bank Millennium S.A. provided the acquisition financing, supported by Gide Loyrette Nouel. Legal advisory for CPI Property Group was provided by Dentons.
