CBP: this year, banks can grant PLN 190,000-200,000 housing loans

In 2025, Polish banks are expected to issue between 190,000 and 200,000 mortgage loans, slightly below the 202,000 granted in 2024, according to Jacek Furga from the Polish Bank Association (ZBP).
In Q4 2024, banks issued 46,826 mortgage loans worth PLN 19.87 billion, reflecting a 32% decline in volume and 29.4% drop in value compared to Q4 2023. The strong mortgage performance in early 2024 was driven by a backlog of applications from the “Safe 2% Mortgage” program. However, the government's new “Start Loan” initiative remains uncertain and is unlikely to impact the market in 2025.
The average mortgage loan value in Q4 2024 was PLN 426,900, with 7.4% interest rates and 88% of new loans issued with fixed-rate periods.
