Tymon Nowosielski, CEO of Eiffage Immobilier Polska, emphasizes that Poland’s real estate industry is undergoing a profound transformation — today, success depends not only on sales, but also on architectural quality, resident comfort, and cooperation with local governments in shaping urban development. The company plans to use the Integrated Investment Plan (ZPI) procedure in districts such as Żoliborz and Mokotów, and to pursue “land-for-housing” projects, combining mixed-rent housing with public investments.

Eiffage is steadily expanding in the student housing and PRS (private rented sector) segments, which it views as a stable, professional market rather than a passing trend. Over the next three years, the company aims to build several thousand student units in Warsaw, Kraków, Wrocław, and Poznań, along with over 2,000 rental apartments in major cities. Nowosielski stresses that Eiffage does not engage in speculative construction — instead, it focuses on long-term urban value and high-quality design.

He also calls for a stronger role of the state and municipalities in developing social housing, which constitutes the majority of new housing supply in France. Eiffage sees significant potential for similar models in Poland and expresses readiness for long-term partnerships with local authorities to create projects that integrate residential and public functions while enhancing the urban environment.
