Currently, 380,000 m² of modern retail space is under construction in Poland, with 78% scheduled for completion this year, according to Colliers data. In the first half of the year, 175,000 m² of new retail space was delivered, bringing the total stock to over 13 million m². Over 90% of this new supply consists of retail parks.

The first half of 2024 saw a 30,000 m² increase compared to the same period last year, with retail parks dominating—13 new projects added 160,000 m². The retail real estate market is undergoing significant transformation, with a focus on smaller towns and suburban areas.

As of June 2024, Poland’s retail space per 1,000 residents reached 343 m², up from 330 m² a year earlier. Major projects include the Nowa Sukcesja mall in Łódź and several retail parks across the country. There is also growing interest in food hall concepts, with new projects planned in various cities.
