Developers offered about 71,000 apartments in August this year
Developers offered around 71,000 apartments across Poland’s seven largest housing markets in August 2026, including nearly 20,000 completed units, the highest number since at least late 2019. Łódź had the most completed apartments at about 4,200, or 38% of its total supply, followed by Warsaw with 3,600 and Kraków with 3,500. Completed units accounted for 32% of sales across the seven markets, up from 18% a year earlier.
Unsold apartments tie up developers’ capital and generate maintenance costs, potentially encouraging discounts or incentives. In five markets, completed units were cheaper on average than apartments due for completion in more than two years, although differences in location, size and standard affect comparisons.
