A new segment is emerging in Poland’s living market: professionally managed flexible rentals combining short-, medium- and long-term stays within one property. Michał Zalewski of INA Management says demand is growing for serviced apartments, corporate housing and other formats positioned between hotels and traditional rentals. The model allows operators to adjust tenant mix and length of stay according to location, season and demand, while improving revenue management.

Large cities such as Warsaw, Krakow, Wrocław, the Tricity and Poznań offer the strongest potential. Planned regulation of short-term rentals, including Airbnb, could accelerate the trend by shifting demand from individually operated apartments toward purpose-built, professionally managed properties.
