Foreign capital still dominates commercial real estate
Polish households hold an estimated PLN 1.5–2 bln in bank deposits, yet domestic investors accounted for only about 10% of recent commercial real estate transactions. At Property Forum 2026, panelists argued that Poland lacks accessible collective investment vehicles to channel savings into offices, warehouses, and shopping centers. Czech funds have attracted more capital and account for about 25% of investment volume in Poland, while domestic investors represent roughly 75% of the Czech market. Speakers urged separating debate over residential REITs from commercial property funds. Pension savings, insurers, bonds, and private debt could broaden financing.
One panelist’s scenario sees Polish ownership rising to 20–30% within a decade, though others stressed that legislation, scale, and foreign capital’s entrenched position make that uncertain.
