Located in the heart of Łódź, Fuzja is a mixed-use destination where the industrial heritage of the former Karol Scheibler factory meets contemporary residential, commercial and leisure functions. A key part of Fuzja's residential offer is its collection of loft apartments created within the historic buildings of the former power plant. Following the complete sell-out of the G01 building, 74% of the apartments in GO2 have already been sold, with a limited selection of loft apartments still available.
The remaining lofts range from approximately 40 to 90 sq m and offer mainly one- and two-room layouts, with mezzanines in almost all apartments. Selected units are also available with finishing options, giving buyers the possibility to acquire a property ready for immediate use or rental.

What sets these lofts apart is not an imitation of an industrial aesthetic, but the original architecture itself. Exposed brick, historic structural elements, generous ceiling heights and authentic post-industrial details are part of the buildings’ existing fabric. These historic features are rarely found in new residential developments, where industrial character is often recreated rather than preserved.
Fuzja also offers an established urban environment rather than a standalone residential project. Located approximately a 10-minute walk from Piotrkowska Street, the development forms part of Łódź’s rapidly transforming city centre. Residential buildings, offices, gastronomy, services, cultural venues and public spaces contribute to activity throughout the day and evening.
Fuzja's commercial and service premises are part of an established urban destination that brings together residents, office workers and visitors in one location. The mix of housing, offices, restaurants and cafés, services, public spaces and year-round events creates natural footfall and a diverse customer base for businesses operating within the project. Existing brands, including Bułkę przez Bibułkę, have already chosen Fuzja as a place to grow alongside one of Łódź's most dynamic mixed-use communities.

Another important element is Fuzja’s programme of events. Cultural, culinary, film, music and recreational initiatives bring additional activity to the site throughout the year. The Fuzja z Latem programme, for example, combines outdoor cinema, yoga, music and other activities, while events connected with Jemy w Łodzi Food Fest bring a wider audience to the historic spaces. This combination of everyday functions and regular events helps Fuzja serve as a destination rather than simply a residential address.
Public spaces are an integral part of the concept. Ogrody Anny, pedestrian areas and the restored industrial buildings create an environment designed for residents, employees and visitors. This openness is consistent with Archicom’s broader approach to residential development: creating complete places where housing is complemented by services, greenery, recreation and opportunities for social interaction.
Archicom, responsible for Fuzja’s residential offer, has been creating living spaces for 40 years. Today, the company operates as a nationwide developer listed on the Warsaw Stock Exchange. Its portfolio includes 256 completed developments, with approximately 38,600 residents living in its projects. The company’s approach is based on treating residential developments as important parts of the city rather than isolated buildings.
Fuzja is being developed by Echo Investment on a site approximately 8 hectares, comprising 22 buildings, including 15 historic structures. Its architectural concept, developed by Medusa Group, combines the preservation of industrial heritage with new urban functions.
The project has also received international recognition, including two distinctions at the 2025 MIPIM Awards: Best Urban Regeneration Project and the Special Jury Award. The awards recognized Fuzja’s approach to the regeneration of a historic industrial area and its integration into the urban fabric.
For investors, Fuzja therefore represents an opportunity to participate in an established mixed-use project with a limited selection of homes remaining and commercial premises still available.
