Ghelamco finalized the sale of The Bridge office tower in Warsaw to Swedish property company Eastnine for about EUR 240 mln. The transaction was based on a EUR 285 mln property valuation, adjusted for unoccupied space, tenant improvement costs and rent discounts. Proceeds will primarily be used to reduce debt, in line with Ghelamco’s strategy of selling completed office projects once leasing stabilizes. The 41-story, 174-meter tower provides 55,300 square meters of leasable space.

Eastnine previously acquired Warsaw UNIT from Ghelamco for EUR 280 mln in 2024, bringing its total investment in the developer’s Warsaw properties above EUR 0.5 bln. Ghelamco also plans to begin two new Warsaw projects with international investors in 2027.
