Ghelamco has secured substantial financing for its flagship office complex, The Bridge, in central Warsaw. Santander Bank Polska provided a construction-investment loan of nearly €181 million, with an additional VAT financing loan of up to PLN 35 million, and an investment loan of €185 million upon conversion. This financial backing will enable Ghelamco to complete the project on time while ensuring top-tier quality and sustainability. Santander Bank Polska, a major tenant in the building, has leased approximately 24,500 m², making it the largest office leasing transaction in Poland since 2022.

The Bridge is a cutting-edge office complex that bridges history and modernity, combining the historic Bellona Publishing House with a 40-story skyscraper. The development will provide 52,000 m² of office space and feature advanced technological and eco-friendly solutions. It has already secured platinum-level SmartScore and WiredScore certifications and aims to achieve WELL, BREEAM, Green Building Standard, and Accessibility certifications.

Aligned with Ghelamco's ESG strategy, The Bridge will be energy-neutral, powered entirely by clean energy. The building will feature an innovative Building Energy Management System and the InBin app to monitor energy use and carbon footprints. Additionally, it will incorporate water-saving vacuum sewage technology, reducing toilet water consumption by up to 75%. Tenants will benefit from Ghelamco’s Signal OS, a mobile app that streamlines building access and resource management.

The building will also include UV technology in elevators and ventilation to minimize virus transmission, along with parking for electric vehicles and extensive facilities for cyclists. Designed by Dutch architectural firm UNStudio and in cooperation with the Polish-Belgian Architectural Studio PROJEKT, construction is expected to be completed in early 2025.
