Ghelamco, a prominent developer in Poland’s commercial real estate market, has sold its flagship property, the Warsaw UNIT skyscraper at Rondo Daszyńskiego, to Swedish real estate firm Eastnine AB, listed on the Stockholm Stock Exchange. Valued at EUR 280 million (over PLN 1.2 billion), this transaction marks the largest office market deal in Europe for 2024. The 200-meter-tall Warsaw UNIT boasts nearly 60,000 sqm of leasable space and is renowned for its modern, eco-friendly design, housing major tenants like Warta, Moderna, CBRE, Stryker, Amazon, OmniOffice, and Imperial Tobacco. Jarosław Zagórski, Managing Director of Ghelamco Poland, highlighted the building’s superior working environment and sustainable solutions, positioning it as a leading office destination in Warsaw.
Rafał Gierczak from Ghelamco emphasized the deal’s positive impact on the real estate industry, citing strong tenant demand and ESG-compliant standards. Eastnine AB’s CEO, Kestutis Sasnauskas, expressed confidence in maintaining Warsaw UNIT’s prestigious status. The sale underscores investor confidence in high-quality, sustainable assets and signals robust growth in the European office market.
