Green House launches 618-unit Wave Ustka project

Green House Development has launched pre-sales for the first 154 apartments at Wave Ustka Thermal & Spa, a major new seaside development planned on Poland’s Baltic coast.

Green House Development has launched pre-sales at Wave Ustka Thermal & Spa, its third development under the Wave brand and the first in the central section of Poland’s Baltic coast.

The developer has secured a building permit for Building A, which will contain 154 apartments. Construction is scheduled to begin in the first quarter of 2027, with completion planned for the first quarter of 2029.

Once all phases are completed, Wave Ustka is expected to comprise four interconnected buildings with approximately 618 apartments, a year-round thermal and spa zone and nearly 6,700 sqm of commercial space.

The development will occupy a seafront site surrounded by pine forest, with beach access approximately 20–30 meters away and Ustka town center around a ten-minute walk from the property.


Resort facilities planned for first phase


MODO architektura designed the complex as four buildings loosely arranged among existing pine trees rather than forming a continuous wall along the beachfront. The nine- to ten-story buildings will be connected internally and constructed above a shared underground garage.

Building A will include an underground garage, restaurant, swimming pool, sauna zone, gym and games room, as well as a rooftop viewing terrace overlooking the Baltic.

The development’s main amenity will eventually be a year-round thermal and spa zone. Green House said the facility will be comparable in scale to the more than 4,000 sqm thermal zone being developed at its Wave Świnoujście project.

All apartments will be sold to private owners without mandatory rental management. Owners who want to rent their units will be able to use external rental-management services voluntarily.



Third development under Wave brand

Ustka represents Green House Development’s third project under the Wave brand.

Wave Międzyzdroje Resort & Spa comprises more than 400 apartments, virtually all of which have been sold, according to the developer. Green House also operates the property, including its reception and food and beverage businesses.

Its second project, Wave Świnoujście Thermal & Spa, is currently under development. Buyers purchased nearly 60% of the initial pool of 218 apartments during the first six months of sales, despite the project remaining at the demolition stage. Completion is scheduled for the second quarter of 2029.

Green House is positioning the Ustka development as a year-round resort rather than a primarily seasonal property. Its thermal facilities, restaurants and other amenities are intended to generate demand outside the traditional July-August Baltic tourism season.

The developer has more than 20 years of experience and operates in Poland’s premium residential and hospitality property markets.
