Heimstaden proves it is possible to develop rentals and sell apartments
Heimstaden sold more than 200 apartments in Poland and signed 600 new rental agreements in Q3, while maintaining high occupancy. The company sells homes only when it expects to achieve a price above their book value, and says renting remains its core business. Three-bedroom and larger apartments are popular with both buyers and tenants. Heimstaden says Poland’s rental market has become more competitive as apartment supply grows, making rent increases and customer retention harder.
Over the next year, it plans to continue combining rentals and sales, limit vacancies, and improve sales efficiency. It expects market conditions to remain challenging, with service quality and effective property management increasingly important.
