Kraków third-largest PRS market in Poland, grows by 530% in five years

Kraków has strengthened its position as Poland’s third-largest institutional rental housing (PRS) market, with supply rising by 530% over the past five years to more than 3,800 units across 25 professionally managed projects, according to CBRE’s report “The Institutional PRS Market in Poland.” Another six developments, adding 2,400 apartments, are in progress. Strong demographics, a low unemployment rate of 1.2%, and rising disposable incomes are fueling steady rental demand.
As Poland’s second-largest academic center and a major business hub, Kraków attracts students, professionals, and investors alike. Prime PRS rents have climbed 56% to PLN 98 per square meter, with low 2.5% vacancy. CBRE forecasts continued strong growth, though limited land supply remains a key challenge.
