Land is running out, prices are rising
Polish developers’ land banks grew in the first half of 2026, with smaller firms recording a 55% y/y increase as they reduced project starts. Large developers maintained broadly stable holdings while continuing construction, typically securing three to five years of activity. Dom Development held land for 18,995 homes, Develia for 17,600 and Atal for approximately 9,500. Median asking prices were PLN 167 per square meter for building plots and PLN 219 for commercial land.
Planning uncertainty and limited availability of suitable sites could increase prices, although existing permits and ample housing supply temper demand. Plots with reduced development potential risk losing value and undermining project profitability, making planning status increasingly important.
