Market for house flippers changing for the worse
Poland’s apartment-flipping boom is fading as high interest rates, expensive loans and weaker buyer affordability make quick resale investments riskier. The number of amateur flippers has fallen since 2022, while resale listings in Warsaw and Wrocław have declined by 20% and 22%, respectively. Renovated resale units also compete with new developer apartments, which may come with discounts and warranties. One estimate puts the pre-tax profit on a 50-square-meter apartment worth PLN 600,000 after renovation at just PLN 10,000, despite about PLN 590,000 invested and six months of work.
Remaining investors target inherited, debt-burdened or urgent-sale properties, favoring cosmetic upgrades and central locations over major renovations.
