NEPI Rockcastle to invest €820 mln in existing shopping centers in Poland
NEPI Rockcastle plans to invest €820 mln across its portfolio, combining acquisitions with upgrades and expansions. In Poland, projects include adding more than 11,000 sq. m. of leasable space at Karolinka in Opole for over PLN 100 mln and completing a seven-year modernization of Kraków’s Bonarka mall in early 2027. The group is also open to acquisitions in Warsaw, where it currently owns suburban Galeria Wołomin. NEPI says Poland’s shopping-center market is mature, with little room for new dominant malls, so investment is shifting toward existing properties. Retail parks continue to grow but are nearing saturation.
Demographics, location, tenant mix, and future renovation costs shape acquisition decisions.
