Warsaw office space surges

Warsaw’s office market saw its strongest growth in three years in Q2 2025, with nearly 80,000 sq m of modern space delivered, according to BNP Paribas Real Estate Poland. Major completions included The Bridge (47,000 sq m, Ghelamco), Office House (27,800 sq m, Echo Investment), and Nowa Bellona (4,800 sq m), all near Rondo Daszyńskiego.
Despite this uptick, new construction hit a historic low, with only 150,000 sq m underway. Projects such as Upper One (35,500 sq m), V Tower (30,800 sq m), and Studio A (26,600 sq m) lead current development, raising concerns about future supply.
Tenant demand remained steady, with 154,700 sq m leased in Q2. Extensions dominated activity, including Polkomtel’s 22,000 sq m renewal in Służewiec. Vacancy fell to 10.8%, with prime city-center rents reaching €28/sq m, while Służewiec recorded the highest vacancy at 21.1%.
