Nowy Grochów returns to Prague to build apartments instead of parking
A revised “lex developer” project on Grenadierów Street in Warsaw has been unveiled, increasing the planned number of homes from 168 to 216. The scheme, called Nowy Grochów, includes apartments from 30 to 64 m², mostly two-room units, plus ground-floor retail and a two-level underground garage with over 200 parking spaces. The investment aims to organize a neglected plot currently used as an informal parking area and to complement surrounding postwar housing.
The design was created in dialogue with city planning bodies and introduces greener public spaces, a courtyard, a playground, and a pedestrian passage improving access to transport. The developer will also rebuild local roads and upgrade infrastructure. Construction will begin once permits are secured.
