Office House earns top rating

Office House, part of Warsaw’s Towarowa22 project, has earned a BREEAM Interim certificate at the Outstanding level with a score of 97.9%—the highest ever in the capital. Developed by AFI, Echo Investment, and Archicom, the nine-story, 32,000 sq m building is nearly fully leased and set for completion this spring.
Designed by JEMS Architekci, the building will run entirely on renewable energy. A triple-glazed façade with silver coating ensures year-round temperature efficiency, supported by a smart management system. Features include rooftop and balcony greenery, ground-floor conservatories, EV charging stations, and extensive cycling infrastructure. Rainwater will be reused for irrigation, and over 60 trees are already being planted.
Office House will also be certified under Well, WiredScore, and SmartScore, and has been recognized by the Polish Green Building Association. The project’s centerpiece is a two-hectare park with the restored Polish Word House pavilion. BREEAM certification was coordinated by Sweco Polska.
