Office House opens in Wola

Office House, the first completed stage of the Towarowa22 project in Warsaw’s Wola district, has received its occupancy permit. Developed by AFI, Echo Investment, and Archicom on the site of the former Dom Słowa Polskiego printing house, the nine-story building delivers 32,000 sq m of office space and over 60 trees to the urban landscape. Designed by JEMS Architekci, construction began in spring 2023.
Tenants include Crowe (2,700 sq m), emagine (6,300 sq m), logistics firms (3,700 sq m), and a multimedia company (10,000 sq m). Features include rooftop terraces, greenery-covered balconies, and two lobby orangeries.
The building has earned a BREEAM Outstanding rating and uses renewable energy, waste heat recovery, and a digital management system. Future stages will include two high-rise towers and a public park. A 150-meter office skyscraper and a 120-meter residential tower are set to begin construction near Rondo Daszyńskiego later this year.
