Offices no longer just a place to work
Offices are increasingly expected to support collaboration, company culture, employee well-being, and talent retention, says Jakub Jędrys, head of Building & Project Consultancy at Savills. Tenants prioritize adaptable layouts, quality interiors, energy efficiency, and transparent operating costs as hybrid work reshapes their needs. A building’s competitiveness increasingly depends on its flexibility and management rather than its age. Well-planned upgrades can help older properties compete with new developments while reducing costs and environmental impact.
Landlords are also expected to act as partners in tenants’ business strategies. Over time, energy management technology, ESG performance, and planning for maintenance and modernization will help buildings retain tenants and preserve value.
