Poland’s planned short-term rental rules could push some apartment owners to switch to long- or medium-term leasing or sell. From January 1, 2028, housing associations and cooperatives could ban short-term rentals by majority vote, while municipalities could designate restricted zones. Owners would have six months to comply after a building-level ban. Rentier.io’s Anton Bubiel estimates 25% of listings could leave the market, rising to half in heavily tourist areas if municipalities impose broad bans.

Fairy Flats’ Ewa Wielgórska expects a smaller 10% to 15% impact and says owners are asking questions, not exiting en masse. Converting micro-apartments may be difficult, while added compliance costs could burden small landlords.
