oland has substantial domestic savings but lacks mechanisms to channel them into local real estate and infrastructure, according to DL Invest Group CEO Dominik Leszczyński. DL Invest’s portfolio is worth more than PLN 5.2 bln, yet its Polish assets are financed largely by foreign banks and investors. Leszczyński argues that Poland needs a stronger domestic capital market alongside continued access to international financing.

He sees commercial REITs as a practical starting point, covering logistics, manufacturing, retail parks, offices, infrastructure and data centers rather than housing. Such vehicles could give Polish individual and institutional investors access to high-quality commercial properties, an asset class currently dominated by international funds, while mobilizing domestic savings for investment in Poland.
