Prices of new apartments unchanged in 3 of 7 largest cities; increased in 3 others

In May 2024, average prices per square meter of new apartments remained stable m/m in Kraków, Łódź, and Poznań, while they increased in Warsaw (+1%), Tricity (+2%), and the Katowice Agglomeration (+1%), according to RynekPierwotny.pl. Only Wrocław saw a decline (-1%). The highest average prices were recorded in Warsaw (over PLN 20,200/m² for new listings), followed by Tricity (nearly PLN 18,800/m²).
Tricity surpassed Kraków in average price, now reaching over PLN 16,800/m². Łódź and Poznań remain the most price-stable markets. Year-on-year, only Tricity saw a double-digit increase (+10%). Expected interest rate cuts in July may act as a psychological boost for buyers, signaling the end of large price concessions by developers.
