Real estate tempts investors, but they prefer warehouses to offices

Investing in real estate remains one of the safest ways to preserve capital, offering stable, inflation-protected rental income, says Tomasz Krzyk, Head of Investment Banking at Noble Securities. However, he notes that the office sector is losing ground to logistics and residential (PRS) markets. Institutional investors are increasingly focused on warehouses, while developers traditionally active in offices are shifting toward rental housing due to higher returns and better prospects.
Krzyk emphasizes that building a diversified property portfolio ensures steady cash flow, but warns that Poland still lacks advanced investment mechanisms. Without domestic solutions, investors may turn abroad. Investment funds are also driving growth through equity and bond financing for PRS projects.
