Ghelamco has sold the Warsaw UNIT skyscraper to Swedish real estate firm Eastnine for EUR 280 million (over PLN 1.2 billion), marking 2024’s largest office transaction in Europe. The fully leased building, located in central Warsaw, counts Warta, Moderna, CBRE, Amazon, and Imperial Tobacco among its tenants.

“This sale signals investor confidence in high-quality assets meeting ESG standards and located in high-demand areas,” said Rafał Gierczak, Ghelamco Poland’s Asset Management Director.

Eastnine CEO Kestutis Sasnauskas called the acquisition a milestone, highlighting Poland as the company’s largest market, now comprising over 50% of its portfolio.

Eastnine, listed on Nasdaq Stockholm, focuses on sustainable office properties in the Baltics and Poland. Ghelamco, a leading Polish developer for 30 years, is renowned for projects like the Warsaw Spire complex and has delivered over 1.1 million m² of commercial space.
