REINO IO completes 27,000 sqm Piotrków logistics centre

REINO IO Logistics has completed a nearly 27,000 sqm build-to-suit logistics centre in Piotrków Trybunalski, marking the company’s first development delivered directly within its existing logistics park in the city.

Construcion of REINO IO Piotrków BTS began in October 2025 and was carried out by Kajima Poland under a design-and-build contract. The investor is the Polish Logistics LLP platform, managed by REINO IO Logistics.
Located on Logistyczna Street, the development benefits from access to the A1 motorway, S8 expressway and National Road 74, placing it at an important junction in Poland’s central logistics network.

The facility comprises 25,900 sqm of transshipment and warehouse space, together with a 1,682 sqm two-story office section. Both the warehouse and transshipment areas have been designed to accommodate an automated sorting system.

Given its cross-dock function, a significant part of the project is dedicated to external transport infrastructure. Around 96,000 sqm of the 154,000 sqm site is occupied by maneuvering yards, roads, parking areas and other paved surfaces.

The centre provides approximately 400 parking spaces, including nearly 200 for heavy goods vehicles, as well as 143 loading docks. A column-free design provides structural spans of 55.6 metres in the warehouse section accommodating the sorter and 36.6 metres in the cross-dock area, allowing greater flexibility in the installation of logistics technology.

“The heart of the new facility is the sorter together with sorting technology, to which the entire facility had to be adapted in structural, architectural and installation terms,” said Maciej Runkiewicz, president of Kajima Poland.

Kajima was responsible for the complete design process and construction, using BIM modelling and digital tools to manage documentation and monitor progress.

For REINO IO Logistics, the project represents an important expansion of its development activities.

“REINO IO Piotrków BTS is a landmark project for our company. It is the first facility that REINO IO Logistics has delivered directly within a park under our management, from the initial concept through to completion,” said Dorota Latkowska-Diniejko, president of REINO IO Logistics.

The project also incorporates approximately 28,000 sqm of green space and an employee recreation area with a volleyball court and event space. A five-metre-high, approximately 200-metre-long acoustic berm has been constructed along the eastern side of the site.

Sustainability measures include a 450 kWp rooftop photovoltaic installation, a hybrid heating system combining heat pumps with modulating gas-fired radiant heaters, and four electric vehicle charging points.

The building was designed to achieve BREEAM Excellent certification. BNP Paribas Bank Polska financed the development through a Green Loan structured in accordance with the LMA Green Loan Principles.

REINO IO Logistics manages the Polish assets of Polish Logistics LLP, a nationwide logistics platform established by Grosvenor Diversified Property Investments, REINO Capital and IO Asset Management. Its portfolio comprises nearly 400,000 sqm of logistics space across Poznań, Sosnowiec, Rzeszów, Łódź, Piotrków Trybunalski and Bielsko-Biała.
