Rental market has rising demand, but owners are counting costs
Poland’s rental-market outlook diverged in the third quarter of 2026. The business-conditions index rose among analysts to 31.43 points from 17.27, while it fell among landlords to -0.70 from 1.80. Analysts saw stronger demand, but their rental-income expectations dropped below zero, possibly due to seasonal factors, uncertainty over regulations, and a high comparison base. Landlords say rising property maintenance costs are their biggest concern; analysts more often cite weak legal protections for owners.
Experts expect rents to remain broadly stable after years of increases. Greater rental supply and improved mortgage access are limiting further rises, though modest increases remain possible in major cities and prime locations.
