Some new apartments without balconies can be more expensive than with balconies
Despite balconies being a popular feature among buyers, data from June 2025 shows that new apartments without outdoor spaces (balconies, terraces, or gardens) are up to 16% more expensive than those with them. The average price per square meter for new units without balconies reached PLN 14,400, compared to PLN 12,400 for those with balconies. This is often due to premium location and finishes, as such apartments are typically high-end units in city centers.
While 61% of listings include balconies, only a small portion of buyers filter for outdoor amenities. For many, location, smart systems, and high-end features outweigh outdoor space. However, surveys still show that gardens, balconies, and terraces significantly impact housing satisfaction.
