Poland’s rental market entered September with fewer available apartments and stronger demand than a year earlier. Mzuri reported that the median time needed to find a tenant in August was just 13 days, while its available inventory was 30% lower y/y. More than 20% of apartments rented in August found new tenants the same day the previous occupants moved out. Rental growth has slowed but prices remain high. According to Cushman & Wakefield, average rents in Poland’s seven largest cities rose 1% y/y in Q2 2026 and 46% over five years, compared with 15% across the EU. 

Warsaw remains the most expensive major market, with a studio renting for a median PLN 2,600 per month.
