Ultra-premium home sets record

Poland’s most expensive apartment has sold for a record PLN 30 million. Located in Warsaw’s Wola district, the 600 sq m penthouse is part of the Noho One development by Noho Investment, backed by Sebastian Kulczyk’s SK Consulting.
Construction on the 800-unit complex began in early 2025. Half of the 280 luxury apartments in the first phase have already been sold. Beyond residences, Noho One will include retail and wellness services, with facilities such as gyms, yoga rooms, a cigar lounge, a library, cinema rooms, a car spa, and even a podcast studio.
Analysts say the ultra-premium segment—properties priced at up to PLN 100,000 per sq m—is small but growing, particularly in Warsaw, Kraków, and coastal resorts. These high-end developments demand specialist knowledge, capital, and vision, say experts from Tabelaofert.pl and Nieruchomosci-online.pl, who note rising demand for both exclusivity and lifestyle-driven living.
