Waldemar Olbryk, Archicom: future of real estate is urban ecosystems

Waldemar Olbryk, CEO of Archicom, reflects on 15 years of Poland’s real estate growth, noting its transformation into one of Europe’s most dynamic markets. While Western Europe struggled during the 2008–2012 crisis, Poland matured, adopting global standards and embracing trends like sustainable development and 15-minute cities. Flagship projects such as Łódź’s Fuzja and Browary Warszawskie earned international recognition, with Fuzja winning two MIPIM Awards.
Looking ahead, Olbryk sees strong potential in the living segment, resilient to economic cycles, and in smarter urban design integrating sustainability and technology. By 2050, he envisions entire urban ecosystems, featuring zero-emission buildings, AI-driven solutions, and designs adapted to Poland’s aging population, where 30% will be over 65.
