Poland is set to become Europe’s leader in warehouse space demand within the next five years. Unlike Western Europe, Poland continues to see growing tenant interest, driven by increased activity from Asian companies, a gradual return of foreign capital, and the potential end of the war in Ukraine. Monitoring Germany’s economic situation will also be crucial, as it significantly impacts the region.

“Poland’s warehouse market is evolving rapidly. After years of dynamic growth and economic challenges, investors and tenants are seeking new strategies,” Joanna Sinkiewicz, Managing Director of Accolade in Poland, said.

“At MIPIM 2025, key trends emerged that will shape the sector, including rising Asian investment and a shift toward industry specialization,” she added.

Asian companies are increasingly eyeing European markets to optimize supply chains, while Europe’s real estate sector is regaining investor confidence thanks to lower capital costs and recovering investment flows. Maintaining competitiveness and stability will be crucial as Europe navigates changing U.S. policies.
