Warsaw offices evolve

Warsaw’s office buildings are no longer just workplaces but increasingly function as lifestyle hubs, according to Colliers. The number of buildings with retail and service space has risen 8% since 2023, reaching 384 facilities and 281,000 sq m of space in 2025. Catering outlets lead new openings, accounting for over one-third of all establishments. Dining concepts are shifting toward cafes, restaurants, and bistros, while canteens decline. Many venues, particularly on rooftops, double as event spaces with panoramic views.
Ground-floor units dominate—87% of all premises—with 73% offering direct street access. Health and beauty services represent the largest share of outlets (168), while nurseries, preschools, and language schools enhance work-life balance. Fitness facilities now make up nearly 70% of recreational offerings. Despite growing supply, vacancy rates remain stable at 14.26%, underscoring strong demand for spaces that blend work, leisure, and convenience.
