The resort maintains a high average annual occupancy rate, while apartment sales in Międzyzdroje are now entering their final stage. Only 10 units remain available, and buyers can enter into an operator agreement offering a fixed rental income.

Wave Międzyzdroje Resort & SPA has been operating since 2022 in a beachfront location, directly by the sea. From the outset, the project was designed to offer much more than accommodation on the Baltic coast. Alongside the apartments, the resort features extensive leisure, wellness and dining facilities. During the summer season, an important part of its offer is the Wave Beach Concept, a 3,000 sqm beachfront area featuring a music stage, Sunset Club, food and beverage venues, as well as relaxation and activity zones.

Events and entertainment have been a permanent part of the Wave Międzyzdroje Resort & SPA offer for several years. In recent seasons, the resort’s stage has hosted, among others, Tomasz Karolak with his band Pączki w Tłuszczu, C-BooL, Tripulacion Cubana and Filip Lato. DJ Adamus is also a regular guest at Wave. This year’s events programme began during the May holiday weekend, which coincided with the resort’s fourth anniversary and the opening of the Wave Beach Concept season, with a performance by C-BooL. Filip Lato played a concert in June, followed by DJ Adamus on the beach stage in early July. The music program is complemented by sports events, activities for children and families, and a range of beachfront activities. The summer Wave Beach Concept programme includes more than 100 days and nights of events.

As a result, a stay at Wave goes far beyond an apartment and access to the beach. Guests can enjoy restaurants, spa facilities, swimming pools and saunas, a gym and a programme of activities, with the full Wave Beach Concept offer available during the summer. Outside the holiday season, guests can use the resort’s year-round wellness and dining facilities as well as dedicated stay packages. An average annual occupancy rate of approximately 72 per cent shows that Wave attracts visitors well beyond the peak summer season. The resort welcomes around 150,000 to 170,000 guests annually.

“Wave Międzyzdroje has now been operating for several years, so today we no longer have to rely on assumptions or forecasts. We can see the actual occupancy levels, guest numbers and interest in the events we organize. From the beginning, our goal was to create a place that people would want to return to and that would remain active not only during the peak season. Today, only 10 apartments remain available for sale. This is the final opportunity to purchase a unit in a fully operational and proven resort, use it privately and, at the same time, entrust it to the operator to generate a fixed income,” says Kamil Gaszyński of Green House Development.

Buyers of the final pool of apartments can enter into an operator agreement providing a fixed rental income and entrust the day-to-day management and rental of the unit to the resort operator. For the best apartment currently available, the fixed annual rent payable to the owner amounts to PLN 134,160 net.

Wave Międzyzdroje was the first resort project developed by Green House Development under the Wave brand. The experience gained from its development, sales and subsequent operation laid the foundation for the further expansion of the concept along the Baltic coast.

The next investment is Wave Świnoujście Thermal & SPA, currently under development in the spa district of Świnoujście, close to the promenade and the beach. The third Wave-branded project is Wave Ustka Thermal & SPA, planned in a beachfront location surrounded by a pine forest. Each of these developments has its own architecture and character shaped by its location, while all of them share the approach first proven in Międzyzdroje: extensive facilities, an offer extending beyond the summer season and Green House Development’s long-term involvement in the operation of each property.
