Green House Development is summarizing the first six months of sales of Wave Świnoujście Thermal & SPA and presenting new interior visuals of its wellness area. Close to 60 percent of the initial pool of 218 units has already found buyers at the stage of demolition and preparatory works, although the planned completion of the investment is scheduled for the second quarter of 2029. According to the developer, this result shows the growing importance of projects based not only on an attractive location, but also on a proven concept of year-round operation, extensive infrastructure and the investor’s experience.

The premium coastal real estate market is becoming increasingly selective. Buyers no longer analyze only the address, view or apartment standard, but also the credibility of the developer, the quality of shared infrastructure, the potential of the property to operate beyond the summer season and the long-term value of the project. In this context, the pace of sales at Wave Świnoujście Thermal & SPA, covering close to 60 percent of the units from the initial offer of 218 apartments, shows that well-prepared, comprehensive concepts can attract buyers at a very early stage of development and long before the planned completion of the investment.
Wave Świnoujście Thermal & SPA is being developed in the heart of Świnoujście’s spa district, close to the promenade, the beach and Zdrojowy Park. The project is being created as a year-round premium resort, where the seaside location is the starting point, but the strength of the investment is also defined by its wellness infrastructure, architectural standard, operating model and the experience Green House Development gained while delivering Wave Międzyzdroje Resort & SPA.
Strefa SPA
“Close to 60 percent of apartments sold in just six months from the start of sales, at the stage of demolition and preparatory works, with the planned completion of the investment scheduled for the second quarter of 2029, is a very strong market signal for us. We do not see this only as a sales success, but above all as confirmation of trust in our concept. Buyers understand that Wave Świnoujście Thermal & SPA is not a random holiday project, but a continuation of a proven approach that we have already successfully implemented in Międzyzdroje,” says Kamil Gaszyński, Sales Director at Green House Development.
One of the key elements of this concept is the Thermal & SPA area covering more than 4,000 sqm. Green House Development is presenting new interior visuals showing, among others, sauna spaces, steam baths, relaxation areas, a Kneipp path, water jets, an ice grotto, jacuzzi and multimedia solutions. According to the developer’s assumptions, this will not be a classic hotel spa treated as an addition to a stay, but an extensive wellness infrastructure designed to strengthen the year-round character of the property and create an additional reason to visit outside the summer season.
The interior concept refers to European wellness resorts, where relaxation is not merely an addition to a stay, but one of the main reasons for choosing a destination. In Wave Świnoujście Thermal & SPA, the functions of individual zones are important, but so is the atmosphere created by light, water, sound, temperature and natural materials. The new visuals show the direction in which expectations towards premium projects on the Baltic coast are changing: experience, the quality of shared spaces and infrastructure that can support the attractiveness of the property throughout the year are becoming increasingly important.
“In conversations with clients, we can clearly see that the market has become more aware. Buyers ask about the entire logic of the project: who stands behind it, how it will operate, what infrastructure will attract guests and whether the property has real potential beyond the summer season. The experience of Wave Międzyzdroje Resort & SPA is very important here, because it shows that we are able to create places that not only look good at the concept stage, but above all work after opening,” adds Kamil Gaszyński.
Wave Świnoujście Thermal & SPA will consist of three buildings designed in a fan-shaped layout, opening the project towards the sea and Zdrojowy Park. The architectural design was prepared by Medusa Group and IDS Architekci. The investment will combine hotel, apartment and leisure functions, creating a complex addressed both to guests seeking year-round relaxation on the Baltic coast and to investors interested in real estate based on a professional operating model.
Wave Świnoujście Thermal & SPA is part of a broader shift in the premium coastal real estate market. Projects that are not dependent solely on the holiday season, but build their attractiveness through experience, infrastructure, year-round operation and trust in the developer’s brand, are gaining importance. The sales result achieved in the first six months shows that buyers are increasingly choosing investments based on comprehensive and long-term concepts.
