Developers hold nearly a 52% share in the housing market in Poland,
according to the latest Eurostat data, almost a record high in Europe.
The preference for new apartments is driven not only by higher standards
but also by the shortage of properties in Poland. Only in two
small countries (Malta and Cyprus) do new homes account for a larger
share of the housing market. In Estonia, nearly 44% of housing
expenditure goes to developers, while in countries like Lithuania,
Greece, Bulgaria, and Romania, developers have a market share exceeding
one-third. This trend contrasts with countries like Denmark, where
developer sales remain minimal, indicating Poland's unique demand due to
housing shortages, Bartosz Turek, chief analyst at HREIT concluded.
