British manager of real estate private equity funds Benson Elliot has bought Marynarska Business Park. The award-winning office complex in Warsaw was taken over from a fund managed by Heitman Real Estate for approx. €65 million.
Marynarska Business Park has 46,000 sqm of usable office space spread over 4 buildings and 1,400 parking spaces. The office complex built by Ghelamco was commissioned in 2008. In the same year, MBP was recognized as the best development project implemented in Poland and also received the “CEE Real Estate Office Development of the Year" award.
The office park is located in Mokotów – the largest business district in Warsaw outside the center. Benson Elliot plans to modernize and expand the common areas (especially in the field of gastronomy). Benson Elliot also intends to redesign outdoor areas and increase the amount of greenery around buildings to improve the work environment for office tenants.
“Marynarska Business Park is Benson Elliot's second investment on the Warsaw office market in the last 12 months. Warsaw is a fascinating investment market, where the office market is constantly growing in demand, decreasing vacancy rates and high investor interest. Demand for office space is driven by domestic and international companies seeking young and well-educated employees,” Joseph DeLeo, Benson Elliot Senior Partner said.
