BIG Poland acquires Grodzisk Sfera Park in the Warsaw metropolitan area

The transaction involves an 11,000 sqm GLA retail park located in Grodzisk Mazowiecki, in the western part of the Warsaw metropolitan area. The property will become the 13th retail park in BIG Poland’s Polish portfolio and its second in the Mazowieckie voivodeship, alongside BIG Łubna near Warsaw. The total area of the company’s properties will increase to nearly 258,000 sqm GLA. The rebranding and opening under the BIG brand are scheduled for late summer.

The property has been operating since October 2023 at 14 Żyrardowska Street, close to the Grodzisk Mazowiecki ring road exit, with convenient access from the A2 motorway and the DK50 national road. It comprises 19 stores and service outlets, as well as 350 parking spaces. Its tenants include Biedronka, Sinsay, New Yorker, JYSK, RTV Euro AGD, Rossmann, Pepco, Dealz, KiK, TEDi, Martes Sport, Maxi Zoo, Woolworth, Świat Książki, Kodano Optyk and food and beverage operators. 

The 100% leased retail park benefits from a well-established location, an attractive tenant mix, excellent transport links and significant long-term growth potential. Its catchment area includes more than 100,000 residents of Grodzisk Mazowiecki, Grodzisk County and the surrounding municipalities. The region is characterised by above-average purchasing power.

The acquisition strengthens BIG Poland’s presence in the Mazowieckie voivodeship, where the company already owns the BIG Łubna retail park. Operating since 2024 on Puławska Street, the property serves the southern part of the Warsaw metropolitan area around Piaseczno. The new acquisition expands the company’s presence into western Mazovia, along the Warsaw-Poznań corridor, which includes Pruszków, Milanówek, Podkowa Leśna, Brwinów and Żyrardów. Grodzisk Mazowiecki, located approximately 30 km from central Warsaw, is one of the fastest-growing cities in the Mazowieckie voivodeship.

Expanding our presence in the Warsaw metropolitan area is an important step for us. We plan to complete the rebranding and open the property under the BIG brand this summer. In the following months, we will also introduce an extensive programme of events and activities for customers,” says Eran Levy, CEO of BIG Poland.

The transaction was financed by mBank, continuing its cooperation with BIG Poland on acquisitions in the Polish market. This is another joint project confirming the strength of a long-term partnership based on trust, expertise and effective execution.
