Mortgage installments are becoming cheaper than rent in several Polish cities, as falling interest rates reduce financing costs while apartment prices remain stable. In 2025, particularly for smaller units up to 35 sqm, buying has become more attractive. In 7 of 17 analyzed cities, a mortgage payment (assuming a 10% down payment and a 30-year term) is now lower than the rent for a comparable apartment.
In Łódź, for example, the average rent for a 30 sqm flat is about PLN 1,765, while the mortgage installment averages PLN 1,573. In larger cities like Warsaw and Kraków, installments remain higher than rent. However, high rental costs continue to burden residents, with rent in Warsaw consuming around 43% of average net income.
