Opinion: retail parks will end like shopping malls
Scallier managing partner Bartosz Nowak expects Poland’s retail park boom to slow in three to five years, as developers multiply faster than the pool of tenants. About 30 major brands dominate demand, and many limit their presence to two locations per municipality or county. Retail parks are still highly profitable, with roughly 95% of space typically designed for specific tenants, but older properties may require costly renovations when leases change.
Larger shopping centers can also draw tenants away from smaller parks. Nowak sees potential in convenience centers serving new residential districts and central urban neighborhoods. Scallier manages 58 properties and is working on projects in Ruda Śląska, including one planned to open in spring 2028.
