Poland’s commercial real estate market attracted €3.06 billion of investment in the first half of 2026, up 72% year on year, according to Colliers’ Market Insights H1 2026 report. Poland accounted for more than half of total investment volume across the CEE-6 region. Retail drew the most capital, with transactions worth about €1 billion, while warehouses, offices and private rental housing also recorded significant activity.

The second quarter alone generated about €2 billion of transactions, the strongest second-quarter result on record for Poland. Office leasing volume increased 5% year on year to 723,400 sqm, while vacancy fell to 13.1%. Industrial and logistics net demand reached about 2.1 million sqm, nearly 60% above the first half of 2025, as vacancy declined to 6.2%. Developers sold 27,000 homes across Poland’s seven largest residential markets, up 14.5% year on year overall during 2026.
