Poland’s retail real estate investment market rebounded strongly in the first half of 2026, with transaction volume exceeding EUR 1 billion, more than in all of 2025. Retail accounted for roughly one-third of total commercial real estate investment in Poland. Investor interest broadened beyond retail parks to include major shopping centers, convenience portfolios, and sale-and-leaseback transactions. The largest deal was Czech investor Trigea’s acquisition of a majority stake in Posnania, while Adventum-managed Shopper Park Plus bought eight Auchan properties for about EUR 190 million under long-term lease agreements.

JLL expects retail to remain highly active in the second half, with investors focusing increasingly on asset quality, tenant strength, lease duration, resilience, and long-term return potential rather than property format alone.
