Poland’s retail park market is increasingly concentrated outside major metropolitan areas, with towns below 50,000 residents dominating both existing stock and new development, according to Cushman & Wakefield. In these towns, 36% of consumers visit retail parks at least weekly, compared with 24% in Warsaw. Younger shoppers are particularly important, with 76% of people under 40 visiting at least once a week. Expansion is also accelerating in cities of 50,000-100,000 residents, while new supply is slowing in Poland’s eight largest metropolitan areas because of high retail saturation.

Grocery discounters remain key traffic generators, while non-food discounters and health and beauty retailers are expanding rapidly. Future growth may increasingly include leisure and food concepts.
