The Oder River boulevards, two large city squares, and several hundred meters of Wrocław streets. This is the sum total of the revitalization, which is being carried out entirely at its own expense by the developer of Quorum Tower – a residential tower under construction on Sikorskiego Street. Parts of the area are already in use by residents, others will be opened in the coming months, and the final stage awaits the results of archaeological research conducted on the site of the former medieval St. Michael's Church.

In total, the developer is developing approximately 3.8 hectares of public space around the investment – ​​boulevards, squares, streets, sidewalks, and bicycle paths. This is a scale rarely seen in Polish residential construction: most companies focus solely on their own plots, whereas here, the revitalization encompasses the entire city block surrounding the investment.

The boulevards along the Oder River are already serving residents

Approximately 6,300 m², the area is completed and partially open. The most visible effect of the revitalization is the new, 20- to 40-meter-wide pedestrian promenade along the Oder River , closed to traffic, with over 6,000 new plantings, benches, wooden platforms, and a bicycle path. The boulevard is a continuation of the promenade by the adjacent Atal building and connects with the existing network of pedestrian and bicycle paths, creating a continuous walking trail from the Sikorski Bridge to the next bridge over the Oder River , with piers over the water and a further connection to the squares to the south.

The area is already partially accessible to residents and, as the developer emphasizes, has become a popular meeting place in this part of the city, not only among the tower's future tenants. Once construction is complete, the entire boulevard will be accessible.

The square at Rybacka and Zachodnia Streets: no more illegal parking

Approximately 7,760 m², work is underway. The square at Rybacka and Zachodnia Streets is the largest of the revitalized areas and the one used daily primarily by residents of the neighboring housing cooperative housing estate. The scope of work includes new paths with an ecological, mineral surface, supplementing the plantings and maintaining the existing greenery, new lighting, and small-scale architecture such as pergolas, benches, and garbage cans.

The change also concerns something that residents will feel most acutely on a daily basis: an end to chaotic, informal parking directly on lawns, replaced by orderly parking spaces.

Saint Nicholas Square: a medieval church awaits beneath the lawn

Approximately 4,470 m², the final stage in the queue. This is the most unusual part of the entire program. The site of the present-day square once housed the medieval Church of St. Nicholas —completely demolished and preserved today only in archival engravings and plans. The site is currently the subject of archaeological research into the church's foundations.

The results of these studies will determine the decision of the Wrocław Conservator of Monuments regarding the display of the remains: whether the upper layer of the foundation walls will be exposed, or whether the outline of the former church will be merely marked in the square's surface. Regardless of the option, the revitalization will also include greenery, paths, and plantings – and the square itself will become a place where the city's history will literally be at the residents' feet.

New streets and bike paths

The program also includes the reconstruction of surrounding streets. A section of Sikorskiego and Rybacka Streets (approximately 7,900 m²) has already been completed, featuring a new bicycle path, sidewalks, a green belt, and historic granite paving.

The plans include further reconstruction of Sikorskiego Street up to the intersection with Podwale Street, a new bicycle path and sidewalk along Zachodnia Street, and resurfacing of Drzewna Street – a total of over 11,000 m² of roads, sidewalks, and bike paths.

A block that does not stand next to the city, but talks to it

The revitalization of the surrounding area is not a coincidental addition to the architecture itself – both layers of the project were created together. The complex's buildings, including Quorum Tower, are connected by a common, horizontal podium, from which towers with rounded, streamlined corners rise – the form deliberately avoids sharp, heavy edges, thus visually slimming.

The irregular glass façade facing the Oder River was designed to evoke the river's surface and its reflections, while the entire building complex, surrounded by boulevards and revitalized squares, forms a single, cohesive, enclosed urban entity, rather than a tower isolated from the city. This is a rare approach: architecture and site revitalization designed as a single, unified composition.

Quorum Tower is a 137-meter, 38-story residential tower at 15 Gen. Sikorskiego Street in Wrocław's Old Town, right on the Oder River. It is the second-tallest structure in the city and the largest residential development of its kind in Lower Silesia. It will feature 634 apartments ranging in size from 25 to 164 m², and amenities for residents will include a spa and wellness area (over 800 m²), paddle tennis courts, and a rooftop garden on the shared podium.

The investor, Cavatina Holding, obtained a building permit for the entire complex in 2021. The tower reached its full height in spring 2026, with construction work scheduled for completion in the first quarter of 2027.
